To move in, you must pay the following: 3 months’ rent in advance, 1 month’s rent, 1 month’s security deposit, and 1 month’s agency fee (+VAT).

According to the Urban Lease Law, it is legal to charge the tenant an agency fee for leases that are not annual, temporary, or vacation rentals, as is the case here.
